What you'll do:

As a Leasing Senior Executive – Fashion Retail based in Kuala Lumpur, you will be entrusted with managing the entire leasing process from site selection through contract negotiation to ongoing relationship management. Your day-to-day responsibilities will involve conducting detailed feasibility studies to identify suitable locations that maximise visibility and profitability. You will collaborate extensively with landlords and mall management teams to negotiate favourable lease terms while ensuring all agreements meet rigorous company standards. Internally, you will work alongside construction, operations, finance, and legal departments to coordinate store openings seamlessly. Success in this role requires meticulous attention to detail when reviewing contracts and maintaining documentation as well as proactive communication skills for resolving issues quickly. By monitoring key milestones throughout each project lifecycle—from initial handover through tenancy commencement—you will help drive efficient store launches that support broader business objectives. Your ability to foster positive relationships both internally and externally will be crucial in maintaining compliance and optimising costs across multiple sites.

  • Conduct comprehensive site feasibility analyses including footfall assessment, demographic studies, competitive landscape reviews, and return on investment considerations to identify optimal retail spaces.
  • Support lease negotiations with landlords by evaluating commercial terms such as rental rates, tenure periods, and incentive packages to secure favourable agreements.
  • Coordinate internal approvals for leasing decisions to ensure alignment with company investment guidelines and strategic objectives.
  • Lead negotiations of lease terms covering rental structures, fit-out periods, renewal clauses, and other critical contract elements to safeguard business interests.
  • Review tenancy agreements meticulously to ensure full compliance with company standards while liaising with legal teams or headquarters stakeholders for contract finalisation.
  • Maintain accurate lease records and documentation for audit purposes, tracking all relevant details for effective monitoring and reporting.
  • Build and nurture strong working relationships with landlords and mall management teams by acting as the main point of contact for all tenancy-related matters including handovers, renewals, and dispute resolution.
  • Work closely with internal departments such as Construction, Operations, and Finance to coordinate store opening timelines ensuring lease terms align with design, construction, and operational requirements.
  • Monitor key milestones like handover dates, tenancy commencement periods, and store opening schedules to facilitate smooth transitions from lease signing to operational launch.
  • Proactively manage lease expiry timelines by initiating renewal negotiations early while ensuring compliance with all tenancy obligations including payments and operational clauses.

  • Demonstrated expertise in negotiating commercial lease agreements including rental structures, fit-out periods, renewal clauses, incentives and other contractual terms.
  • Strong understanding of current retail market trends in Malaysia coupled with knowledge of shopping mall developer practices.
  • Excellent stakeholder management skills enabling you to build collaborative relationships both internally across departments (Construction/Operations/Finance) and externally with landlords/mall managers.
  • High attention to detail combined with a robust documentation mindset ensures compliance with company standards during contract review processes.
  • Experience dealing directly with shopping mall developers or landlords is highly desirable for this role.
