What you'll do:
As Leasing and Property Manager, you will be at the heart of retail expansion efforts in Kuala Lumpur. Your day-to-day responsibilities will involve developing robust location strategies for each brand under the company’s umbrella. You will collaborate with various departments to analyse market data and prepare thorough business cases that guide decision-making processes. Negotiating lease terms with landlords will be a key aspect of your role; you’ll work closely with finance and legal teams to ensure all agreements align with organisational goals. Leading store projects from initial concept through to contract signing requires excellent interpersonal skills as you build dependable relationships with stakeholders. Success in this position means consistently delivering results that balance operational execution with long-term portfolio growth while upholding contractual obligations throughout every stage of the leasing process.
- Develop and maintain comprehensive location roadmaps for each brand, ensuring all pipeline activities are tracked and updated regularly to support strategic expansion plans.
- Set clear targets for every leasing deal while applying negotiation principles that secure favourable terms for the business, always keeping long-term portfolio growth in mind.
- Analyse market rent trends, traffic patterns, and cannibalisation data to inform due diligence reports on landlords, supporting fact-based decision making throughout the leasing process.
- Prepare detailed business cases for approval that encompass market strategy, location analysis, commercial concepts, legal considerations, financial terms, and risk assessments.
- Negotiate lease actions for existing stores by working closely with finance and legal teams to ensure contractual rights are upheld throughout the lease term.
- Lead store project initiatives from inception until signing, maintaining strong stakeholder relationships and ensuring all obligations are met during the lifecycle of each lease agreement.
What you bring:
The ideal Leasing and Property Manager brings a wealth of experience from commercial real estate leasing or retail expansion roles. Your background includes at least three years managing leasing portfolios or controlling property assets within the retail sector. You possess strong analytical abilities that enable you to interpret complex market data—such as rent trends or traffic patterns—and translate these insights into actionable strategies. Your negotiation skills have been honed through direct dealings with landlords where you’ve secured advantageous terms for your organisation. Building dependable relationships comes naturally; you communicate effectively across finance, legal, and project teams by demonstrating empathy and understanding. Academic credentials such as a bachelor’s or master’s degree in Real Estate or Business further enhance your suitability for this role. You thrive in environments where collaboration is encouraged over competition—where supportive leadership helps you grow professionally while maintaining resilience amidst challenges.
- Strategic thinker with a solutions-oriented approach who can develop actionable real estate plans that drive portfolio growth while considering operational needs.
- Analytical mindset capable of interpreting market rent data, traffic statistics, and cannibalisation metrics to inform due diligence reports on landlords.
- Dependable negotiator with proven experience securing favourable lease terms through collaborative discussions with landlords and internal stakeholders.
- Fact-based decision maker who balances short-term operational requirements against long-term strategic objectives when preparing business cases for approval.
- Professional communicator able to build strong stakeholder relationships across finance, legal, and project teams by demonstrating empathy and understanding.
- Resilient individual who thrives in a supportive environment where teamwork is valued over hierarchy or competition.
- Bachelor’s or master’s degree in Real Estate, Business, Economics or related field coupled with advanced English language proficiency.
- Minimum three years’ experience in leasing, controlling or commercial real estate; retail industry exposure preferred but not essential.
- Demonstrated ability to prepare comprehensive business cases that include market strategy analysis, commercial concepts, legal terms, financial details and risk assessments.
- Experience leading store projects from inception through contract signing while maintaining contractual rights throughout the lease term.
