What you'll do:

As Facilities and Maintenance Manager based in Penang, you will play a pivotal role in overseeing the entire maintenance operations of a cutting-edge manufacturing facility. Your day-to-day responsibilities will involve managing a diverse team dedicated to maintaining building services as well as plant machinery. You will coordinate troubleshooting efforts for production machines while implementing robust preventive maintenance strategies that keep assets performing at their best. By establishing efficient spare parts inventory systems and directing procurement activities for service providers across various facility functions—from power distribution to waste handling—you will ensure seamless operations. Your involvement in cross-functional teams will help optimise production settings while supporting tooling development on the line. Additionally, you will champion workplace organisation through 5S principles, participate actively in safety committees to uphold compliance standards, track documentation for effective task execution, lead root cause analysis initiatives for machine breakdowns—and provide essential training packages that empower staff. Success in this role means driving continuous improvement across all aspects of facility management while fostering an environment where teamwork thrives.

  • Oversee the Facility and Maintenance Department, including building services, plant and equipment maintenance, repair works, machine conversion, M&E installations, and local regulatory compliance for factory facilities.
  • Troubleshoot, repair, maintain, and improve all production machines and facilities equipment to ensure safety, quality, reliability, flexibility, and performance are consistently achieved.
  • Ensure equipment conversions meet product compliance requirements by coordinating with relevant teams and maintaining high standards throughout the process.
  • Implement Total Productive Maintenance (TPM) systems for all equipment, machines, and assets to maximise uptime and efficiency while minimising costs.
  • Manage maintenance of property and surroundings to secure investments, minimise environmental impact, and optimise utility usage such as electricity, gas, water for maximum efficiency.
  • Establish and maintain a spare parts inventory system; oversee annual purchasing to ensure high availability of spare parts while controlling total maintenance costs.
  • Direct implementation and sustainment of 5S principles within the facility to promote workplace organisation and efficiency.
  • Procure and manage service providers and contractors for facility operations covering power distribution, security, parking, greenery, cleaning, waste handling, canteen equipment, heating/cooling systems, air compressors etc., in collaboration with other functions.
  • Work with multi-functional teams to fine-tune production equipment settings and parameters (such as winding programmes), ensuring optimal operation at all times.
  • Support development of tooling and fixtures on the production line to enhance manufacturing processes.
  • Participate actively in EHS committee activities to ensure compliance with safety requirements; conduct all efforts in conjunction with a safe work environment adhering to environmental and government regulations.
  • Establish annual preventive maintenance plans for all equipment and facilities; monitor execution to secure continuous improvements in reliability.
  • Track and evaluate equipment documents and work instructions to ensure effective execution of maintenance tasks.
  • Lead the Facilities and Maintenance team in analysing machine breakdowns; identify root causes and implement countermeasures to prevent recurrence and reduce downtime.
  • Provide professional training packages on proper use and maintenance of equipment; create SOPs for daily maintenance routines and spot checks.
  • Budget within areas of responsibility; consolidate monthly results for running costs to secure ongoing improvements and cost savings.

  • At least five years’ experience in TPM roles involving plant equipment or asset maintenance management—preferably within precision part machining or electro-mechanical assembly environments—ensures you bring deep industry knowledge.
  • Hands-on experience with CNC machine programming as well as maintenance procedures equips you with practical skills vital for success.
  • One to two years’ supervisory experience within multinational companies highlights your capacity for managing complex operations across cultures.
  • Strong understanding of engineering concepts—including automation (electrical/pneumatic/robotic/mechanical systems)—enables you to address challenges holistically.
  • Ability to interpret blueprints, assembly drawings, specifications, schematics ensures accuracy when planning or executing maintenance tasks.
