What you'll do:

As Facilities Manager – Mechanical and Cleanroom based in Penang, you will take ownership of planning and executing comprehensive maintenance strategies that underpin the smooth operation of complex manufacturing environments. Your day-to-day responsibilities will see you collaborating with cross-functional teams to ensure all mechanical systems—especially HVACs, compressed air networks, chillers, desiccant dryers, filtration units, and cleanroom controls—are operating at peak reliability. You will champion process improvements by introducing innovative tools or methodologies that boost both system efficiency and team performance. By managing vendor contracts with precision and overseeing large-scale projects from inception through completion, you will help deliver cost-effective solutions without compromising on quality or safety. Your ability to forecast resource requirements ensures your team remains responsive during critical periods. Success in this role means not only meeting but exceeding stringent industry standards (ISO 13485, FDA 21 CFR Part 820) while fostering a culture of safety, accountability, collaboration, and continuous learning among your staff.

  • Plan, prioritise, and manage preventative and corrective maintenance programmes for all critical mechanical assets including HVAC systems, high-pressure compressors, and associated utilities.
  • Develop and implement repair procedures that enhance the capabilities of the mechanical team while optimising tool and equipment usage for maximum operational efficiency.
  • Oversee facility operations to ensure uninterrupted support for production processes by maintaining reliable mechanical utilities with minimal disruption.
  • Research, evaluate, and recommend new maintenance equipment or tools to improve system performance and drive continuous improvement initiatives.
  • Monitor maintenance activities closely to optimise resource allocation, control costs effectively, and achieve significant energy savings across all plant operations.
  • Manage relationships with external contractors such as builders and electricians to ensure high service standards are maintained while minimising expenditure.
  • Estimate project costs, timelines, and resource requirements for all major mechanical repairs; track progress against these estimates to ensure timely completion.
  • Supervise a department comprising multiple sections; provide guidance, mentorship, and development opportunities for non-executive through intermediate-level staff members.
  • Forecast staffing needs and allocate resources efficiently during peak periods to guarantee all independent tasks and projects are completed on schedule.
  • Coordinate scheduled maintenance with operational managers throughout the plant to minimise business disruptions while upholding strict regulatory compliance.

  • Bachelor’s Degree in Mechanical Engineering or related discipline—or equivalent hands-on experience gained through progressive roles in facilities management.
  • Extensive knowledge of mechanical business practices with particular focus on HVAC systems, high-pressure compressor networks (CDA), chiller plants, desiccant dryers, filtration optimisation, air change rates management, temperature/humidity/differential pressure control within cleanrooms.
  • Minimum three years’ experience managing multidisciplinary technical teams (7+ staff), including responsibility for performance management, technical mentorship, resource planning during peak maintenance cycles.
  • Proven track record overseeing ISO-certified cleanroom environments (ISO Class 5–8), demonstrating mastery in environmental controls such as pressure cascading and humidity/temperature stability.
  • Demonstrated expertise troubleshooting complex failures in HVAC/CDA systems while driving strategic improvements for system reliability and energy efficiency within mission-critical settings.
  • Hands-on experience negotiating high-value service contracts with external OEMs; proven ability to enforce Service Level Agreements (SLAs) while upholding rigorous safety protocols.
  • Advanced proficiency leveraging Building Management Systems (BMS) for real-time monitoring, control logic integration between hardware/software platforms, and overall plant optimisation.
  • Comprehensive understanding of regulatory frameworks including ISO 13485, FDA 21 CFR Part 820, MDSAP standards as well as GMP (PICS & cGMP) requirements relevant to medical device manufacturing environments.
  • Exceptional interpersonal skills enabling effective communication with internal stakeholders across production operations as well as external partners/contractors.
