What you'll do:

As Financial Controller, you will be entrusted with overseeing all aspects of financial management within the property development pillar. Your day-to-day responsibilities will include preparing comprehensive financial statements tailored to both executive reporting needs and project-specific requirements. You will work hand-in-hand with various departments—ranging from Project Management to Procurement—to ensure that every financial decision supports broader organisational objectives. By analysing cost structures associated with land acquisition and construction activities, you will help drive profitability improvements across multiple projects. Your expertise will also be crucial in evaluating new business opportunities through rigorous feasibility studies while supporting IPO readiness by addressing due diligence gaps. In addition to managing treasury functions such as cash flow monitoring and debt optimisation, you will play a vital role in regulatory compliance—ensuring adherence to industry standards like the Housing Development Act (HDA) as well as Bursa Malaysia listing requirements. Leading a dedicated finance team, you will nurture talent development while contributing valuable insights into sustainable development initiatives.

* Prepare accurate and timely financial statements including profit and loss accounts, balance sheets, and detailed project-based cash flow forecasts to support informed decision-making.

* Review monthly, quarterly, and annual financial reports for the executive team with a focus on percentage of completion (POC) accounting and revenue recognition specific to property development projects.

* Ensure data integrity by providing insights into construction cost trends and margin fluctuations while conducting comprehensive financial planning and analysis (FP&A) against initial feasibility studies.

* Analyse costs related to land acquisition, construction activities, and professional fees to identify opportunities for improving overall development profitability.

* Evaluate business unit performance through risk assessments of contractors and vendors while identifying tax incentives such as Green Building Index benefits post-IPO.

* Collaborate closely with Project Management, Sales & Marketing, and Contract/Procurement teams to align financial objectives with operational goals across all ongoing developments.

* Assess potential land bank acquisitions and new projects by conducting detailed feasibility studies and return on investment analyses to support expansion strategies.

* Coordinate the annual budget process for the property development pillar ensuring alignment with launch schedules and IPO initiatives while guiding long-term financial planning based on market cycles.

* Monitor cash flow requirements for construction progress payments and working capital needs while engaging with Corporate Treasury on financing facilities impacting company valuation.

* Lead the PD finance department by mentoring staff, fostering accountability, overseeing recruitment efforts, and building expertise in project accounting and cost control.

* Demonstrated ability to conduct detailed FP&A activities including variance analysis against feasibility studies for large-scale developments.

* Expertise in cost analysis related to land acquisition, construction processes, professional fees, and vendor risk assessments is highly desirable.

* Familiarity with tax incentives relevant to real estate such as Green Building Index benefits as well as post-IPO tax planning strategies.

* Strong collaboration skills are required for effective partnership with Project Management, Sales & Marketing, Procurement teams, and external advisors.

* Experience coordinating annual budgeting processes aligned with corporate launch schedules alongside long-term strategic planning capabilities.

* Solid understanding of treasury functions including cash flow management for construction progress payments plus engagement with corporate financing partners.

* Comprehensive knowledge of regulatory compliance requirements such as HDA regulations, Housing Development Account protocols, Bursa Malaysia listing rules is necessary.

* Leadership experience in mentoring finance teams focused on project accounting best practices coupled with involvement in special projects like JV negotiations or ESG reporting.
