What you'll do:


As an Assistant Finance Manager based in Kuala Lumpur’s thriving real estate and property sector, you will be instrumental in supporting the Financial Controller with a broad range of responsibilities that underpin the financial health of the organisation. Your day-to-day activities will involve preparing key financial documents that inform strategic decisions while ensuring accuracy and compliance with industry standards. You will engage deeply with budgeting cycles—helping shape annual plans—and participate in critical analyses that drive business performance. By maintaining robust records for treasury operations and supporting audit processes, you will help safeguard the company’s assets. Your collaborative approach will see you working closely with both internal teams and external partners to ensure seamless financial operations. * Assist in preparing accurate and timely financial reports including profit and loss statements, balance sheets, and cash flow statements to ensure reliable financial information is available for decision-making.
* Perform detailed variance analysis and monitor cost trends as well as business unit performance to provide actionable insights for management.
* Support the Financial Controller by providing data-driven insights that aid business decision-making processes across various departments.
* Contribute to the preparation of annual budgets, forecasts, and long-term financial plans by compiling relevant data and performing comprehensive financial analysis.
* Participate in feasibility studies and assist in evaluating project profitability along with funding requirements for new investments or business initiatives.
* Monitor cash flow positions and working capital requirements while coordinating with Group Treasury on fund transfers, loan management, and cost optimisation activities.
* Prepare and maintain meticulous records for banking facilities, financing arrangements, and related documentation to support treasury operations.
* Ensure proper documentation and compliance with internal controls, accounting standards (such as MFRS/IFRS), company policies, and statutory requirements at all times.
* Support audit processes by preparing schedules, reconciliations, and responding promptly to auditor queries while keeping updated records for regulatory compliance.
* Collaborate effectively with internal departments such as investment teams, asset management, legal, tax, compliance, as well as external stakeholders like auditors and banks.

Your background should include hands-on involvement with financial reporting cycles—ideally within real estate or related industries—where your analytical acumen has supported both operational excellence and strategic planning. Familiarity with local accounting standards (MFRS/IFRS), tax regulations, internal controls frameworks, and audit procedures will be crucial. * Bachelor’s Degree in Accounting, Finance or a related field is required; professional qualifications such as ACCA, CPA or CIMA (or currently pursuing) are advantageous.
* Minimum five years’ relevant experience in finance or accounting roles within real estate investment or property development sectors is highly desirable.
* Prior audit experience—especially within real estate investment trusts (REITs) or property development—is considered an advantage for this position.
* Strong understanding of financial reporting standards (MFRS/IFRS), budgeting processes, variance analysis techniques, taxation principles, and internal controls is essential.
* Proficiency in Microsoft Excel for complex data analysis along with solid skills in Word and PowerPoint for effective reporting is expected.
* Exceptional attention to detail combined with strong analytical thinking abilities ensures accuracy across all deliverables.
* Excellent communication skills paired with interpersonal strengths enable effective collaboration across diverse teams within the organisation.
