Finance Manager ( Property Development | Johor )
A leading property development organisation in Johor is seeking a Finance Manager to play a pivotal role in supporting the business’s strategic growth. This is an exceptional opportunity for you to join a well-established company with a strong reputation for delivering residential, commercial, and mixed-development projects across Malaysia. As the Finance Manager, your expertise will be instrumental in overseeing the full spectrum of finance and accounting functions, ensuring compliance with Malaysian Financial Reporting Standards, and driving process improvements within the finance team. You will benefit from exposure to large-scale projects, career progression opportunities, and a supportive environment that values your professional development. The organisation offers performance-based bonuses and employee benefits, making this an ideal position for those looking to advance their career in property development.
What you'll do:
As Finance Manager you will be entrusted with significant responsibility over the entire finance function of the organisation. Your day-to-day activities will involve preparing accurate financial reports that inform key business decisions while ensuring strict adherence to statutory requirements. You will work collaboratively with project teams to monitor budgets and track expenditures on major developments. Your analytical skills will be called upon during budgeting cycles as you forecast future performance and identify areas for improvement. In addition to managing cash flow planning and banking relationships for ongoing projects, you will also oversee compliance matters including audits and tax filings. By mentoring your team members and implementing process improvements—especially through digitalisation—you will help build a dependable finance department that supports both current operations and future growth.
- Oversee all aspects of finance and accounting operations to ensure accurate financial management and reporting in line with statutory requirements and company policies.
- Prepare timely monthly, quarterly, and annual financial statements while maintaining compliance with Malaysian Financial Reporting Standards (MFRS).
- Manage month-end and year-end closing processes to deliver reliable financial data for internal and external stakeholders.
- Monitor project costing, development expenditure, budget utilisation, cash flows, construction costs, and overall project profitability to support successful project delivery.
- Review progress billings, revenue recognition practices, and project-related financial reporting by collaborating closely with project and commercial teams.
- Lead annual budgeting and forecasting exercises by analysing financial performance data and providing actionable recommendations to enhance profitability and operational efficiency.
- Prepare detailed management reports and conduct financial analysis for senior management to inform strategic decisions.
- Manage cash flow planning, working capital requirements, funding needs for ongoing developments, and liaise with banks regarding financing facilities and loans.
- Ensure compliance with tax regulations, SST requirements, statutory submissions, and coordinate with auditors, tax agents, company secretaries, and regulatory authorities as needed.
- Lead, mentor, and develop the finance team by establishing robust controls, policies, procedures, and driving digitalisation initiatives within the finance function.
What you bring:
To excel as Finance Manager you will bring proven experience from similar roles within property development or related sectors. Your background should include hands-on involvement in all aspects of financial management—from preparing statutory reports through managing audits—to overseeing complex budgeting cycles. You are comfortable navigating regulatory frameworks such as MFRS while ensuring compliance at every stage. Your interpersonal skills allow you to collaborate effectively across departments while guiding your own team towards shared goals. Familiarity with digital tools enhances your ability to drive process improvements that benefit both daily operations and long-term strategy. Above all else your dependability makes you a trusted partner for senior leaders seeking sound advice on financial matters.
- Bachelor’s Degree in Accounting, Finance or related discipline is required to provide you with the foundational knowledge necessary for this role.
- Professional qualification such as ACCA, CPA, ICAEW or CIMA (or equivalent) is preferred as it demonstrates your commitment to excellence in finance.
- At least 8-10 years of relevant experience in finance roles ensures you have developed deep technical expertise; at least 3 years should be in a managerial capacity so you can effectively guide others.
- Prior experience in property development, construction or real estate industries is highly preferred because it equips you with sector-specific insights into project accounting practices.
- Strong understanding of project accounting principles including development costing and revenue recognition enables you to manage complex portfolios efficiently.
- Experience managing audits, taxation matters (including SST), budgeting processes and cash flow planning is essential for success in this multifaceted position.
- Advanced proficiency in Microsoft Excel as well as ERP/accounting systems allows you to analyse data accurately and streamline reporting processes.
- Excellent analytical abilities combined with interpersonal skills enable you to communicate findings clearly to both technical teams and senior management alike.
- Demonstrated ability to lead teams by mentoring staff members fosters a collaborative environment focused on continuous improvement within the finance function.
- Willingness to be based in Johor reflects your commitment to being present where your expertise is most needed.
