What you'll do:
As Senior Manager, Project Finance based in Kuala Lumpur, you will be at the forefront of structuring sophisticated funding solutions for some of Malaysia’s most ambitious real estate projects. Your day-to-day responsibilities will involve developing tailored capital deployment models for strategic land acquisitions and government-linked collaborations. You will optimise capital structures to ensure both group-wide stability and project-specific self-sufficiency. By managing financial close procedures efficiently, you will facilitate timely construction drawdowns that keep projects on track. Your expertise in building robust feasibility models will be crucial as you integrate complex operational variables unique to Malaysian property development. You will conduct thorough sensitivity analyses on key performance indicators while collaborating with internal teams to validate technical assumptions. Relationship management will be central to your role as you engage with banks, DFIs, investors, solicitors, valuers, and regulatory bodies to secure favourable terms and ensure compliance. Additionally, you will provide insightful market intelligence on macroeconomic trends impacting the property sector. Success in this role requires a blend of technical proficiency in finance modelling with strong interpersonal skills to foster collaborative partnerships across all stakeholders.
* Lead the end-to-end structuring and procurement of project-level financing solutions including bridging loans, term loans, and multi-tranche credit facilities for large-scale urban development projects.
* Develop innovative capital deployment models for strategic land acquisitions, privatisation joint ventures, and government-linked collaboration projects to ensure optimal financial outcomes.
* Optimise capital structures to balance group gearing while maintaining project-level self-sufficiency and liquidity.
* Manage financial close procedures by ensuring seamless fulfilment of conditions precedent (CPs) to trigger timely construction drawdowns for multiple projects.
* Build, review, and stress-test comprehensive feasibility models and cash flow projections for high-density residential and integrated township developments.
* Integrate complex operational variables into financial models including progressive billing cycles, Housing Development Account (HDA) statutory restrictions, and specific cash-flow parameters governing government-linked affordable housing programmes such as PPAM guidelines.
* Conduct detailed sensitivity analysis on critical real estate performance indicators including Gross Development Value (GDV), Gross Development Cost (GDC), construction material inflation rates, and interest rate volatility.
* Collaborate closely with internal Infrastructure, Quantity Surveying (QS), and Business Development teams to cross-validate cost benchmarks and technical assumptions for each project.
* Manage strategic relationships with commercial banks, development financial institutions (DFIs), institutional investors, external panels of solicitors, valuers, and regulatory authorities to expedite financial drawdowns and ensure security compliance.
* Provide regular data-driven analysis on local macroeconomic trends affecting the property sector including Bank Negara Malaysia’s Overnight Policy Rate (OPR) movements and banking sector lending appetites.
What you bring:
To excel as Senior Manager, Project Finance you will bring substantial experience from the property development corporate finance or real estate investment banking sectors within Malaysia. Your academic background should include a relevant bachelor’s degree complemented by advanced certifications such as ACCA or CFA which demonstrate your commitment to professional excellence. You possess exceptional technical skills in financial modelling—capable of constructing intricate cash flow projections for high-rise developments—and have deep operational knowledge of statutory requirements like HDA regulations. Your familiarity with public-private partnership frameworks such as PPAM or PR1MA gives you an edge when navigating government-linked housing initiatives. You have successfully managed both conventional debt instruments and Islamic financing structures while demonstrating strong commercial acumen during negotiations with banking partners. Your executive presentation abilities allow you to communicate complex financial concepts clearly to senior leadership teams. Above all else your collaborative approach enables you to work seamlessly across internal departments while nurturing dependable relationships externally.
* Bachelor’s degree in Finance, Accounting, Economics or a related quantitative field is required; advanced qualifications such as ACCA, CPA, CFA or an MBA in Finance are highly advantageous.
* Minimum 8+ years of professional experience in property development corporate finance or real estate investment banking within a major Malaysian financial institution is essential.
* Exceptional financial modelling skills demonstrated by proven experience building complex master-planning cash flows for high-rise construction projects from scratch.
* Deep operational knowledge of the Malaysian Housing Development Act (HDA), progressive billing mechanisms and SPV financial mechanics is necessary.
* Direct exposure or familiarity with structuring projects under public-private partnerships or government housing agendas such as PPAM or PR1MA frameworks is considered a massive plus.
* Solid track record in handling both conventional debt instruments as well as Sukuk/Islamic financing structures is highly valued.
* Strong commercial acumen with experience challenging financial assumptions during negotiations with banks while achieving win-win outcomes.
* Excellent executive presentation skills capable of distilling complex multi-layered financial structures into clear briefs for senior leadership teams.
* Ability to collaborate effectively with internal teams including Infrastructure, QS and Business Development departments to cross-validate cost benchmarks.
