What you'll do:
As Leasing/Fit Out Assistant Manager based in Kuala Lumpur, you will be entrusted with overseeing all aspects of lease management for an extensive network of retail stores. Your day-to-day responsibilities will involve preparing comprehensive leasing documentation, negotiating favourable terms with landlords, identifying new site opportunities aligned with brand strategy, and ensuring seamless tenancy administration. You will also play an integral role in securing high-traffic promotional spaces that enhance sales performance. Working closely with internal teams such as Legal, Finance, and Projects, you will coordinate efforts to guarantee timely store openings and renovations while maintaining compliance with company standards. Your ability to foster positive relationships with external partners will be crucial in achieving successful outcomes. - Manage the complete process of lease renewals and tenancy administration for a diverse portfolio of retail outlets across Malaysia.
- Prepare detailed leasing proposals, conduct rental analyses, and draft renewal justifications for management review and approval.
- Negotiate rental terms, tenancy renewals, and lease conditions directly with landlords to secure optimal agreements for the business.
- Identify potential opportunities for store expansion, relocation, or rental savings by conducting thorough site evaluations based on brand requirements.
- Support the acquisition of atrium spaces, pop-up locations, and promotional areas to drive short-term sales initiatives within shopping centres.
- Monitor lease expiry schedules meticulously to ensure timely renewals or strategic exit planning as required by business needs.
- Maintain accurate lease records while coordinating closely with legal teams for the execution of tenancy agreements.
- Build and nurture strong relationships with landlords, mall management teams, property agents, and other key external stakeholders.
- Oversee communication with landlords regarding rental revisions, gross turnover reporting (GTO), and payment-related matters in collaboration with finance teams.
- Collaborate with project teams on renovation timelines and ensure store readiness for new openings or refurbishments.

- Minimum 3-4 years’ experience in real estate or property management roles within retail or commercial sectors is essential for success in this position.
- Proven track record in managing end-to-end lease renewals, negotiations, and tenancy administration processes is highly desirable.
- Exceptional communication and interpersonal skills are required to liaise effectively with clients, contractors, landlords, mall management teams, and internal stakeholders at all levels.
- Strong organisational abilities combined with excellent time management skills enable you to prioritise multiple tasks efficiently while meeting tight deadlines.
- Advanced proficiency in Microsoft Excel and PowerPoint is necessary for preparing leasing proposals and presenting data-driven recommendations to management.
- Hands-on experience preparing leasing proposals, conducting rental analysis, and drafting justification papers for executive review is preferred.
- Demonstrated capability in identifying expansion opportunities as well as optimising existing rental arrangements through market research and site evaluations is advantageous.
- Experience engaging with landlord representatives and mall management professionals to build long-term working relationships is important for this role.
- Exposure to project management activities such as renovation coordination or fit-out projects on an ad-hoc basis adds value but leasing remains your primary focus area.
