An international property developer is seeking an all-rounded Head of Development & Township (Johor) to manage a well-known township located near Iskandar, Johor Bahru.
About the Head of Development & Township (Johor) Role:
Reporting to the Head of Malaysian Operations, you will be in charge of focusing on the growth, strategy and long-term planning of the estate and undeveloped parcels of land. You will provide day-to-day strategies and plans while ensuring efficient operations in the property.
Key Responsibilities:
- Manage sales of remaining residential properties, devising appropriate sales and marketing strategies
- Manage P&L accountability, cash flow management, cost and budget planning, and control
- Keep up to date with business trends, market forces and sales opportunities for the property
- Manage rental and other income streams
- Be responsible for allocation, procurement, and governance of residents’ funds
- Oversee contract management and negotiations
- Plan for maintenance rate increases
- Oversee the community and deployment of resident’s funds, key liaison between community and developer/property manager
- Develop, plan and executive a vision for the business and estate
- Build brand image, desirability, and unique living and ownership experience for residents
- Create new business opportunities and partnership for the group
- Manage human resources and talent management, keep motivation and morale high
- Make large impact recommendations to group leadership/board of directors
The successful Head of Development & Township (Johor) must have all-rounded experience in managing properties from both commercial and operational aspects. You will need to be based in Johor Bahru itself.
Key Requirements:
- At least a bachelor’s degree holder in relevant field
- Minimum of 10 years of experience in property development industry with a mix of sales and marketing management and township development management
- Strong hands-on leadership experience
- Entrepreneurship and creative mindset to grow the operation in different and new directions
- Competency in various disciplines such as general management, sales & marketing and operations
- Good taste in design, finesse or passion in handling luxury product
- Experience managing relationships and maintaining key direct business partnerships
- A forward long-term thinker who can manage complexity and ambiguity
- Strong understanding of real estate
- Strong teamwork and collaborative mindset
- Ability to gather and analyse all relevant data to make a timely and informed decision, considerate of constraints, issues, and risks
