What you'll do:


As Finance Manager for this esteemed public-listed real estate developer based in Petaling Jaya, you will be entrusted with overseeing all aspects of accounting operations for their expanding Real Estate Investment Trust (REIT). Your day-to-day responsibilities will centre around upholding rigorous financial governance standards while ensuring accurate reporting in line with both local regulations and international frameworks. You will champion process optimisation efforts that drive operational efficiency across finance functions including general ledger management, accounts payable/receivable cycles, cash management activities, reconciliations, and system integrity. By providing insightful analysis into portfolio performance metrics such as net property income (NPI), operating expenses (OPEX), capital expenditures (CAPEX), and distribution per unit (DPU), you will empower senior management with data-driven decision support. Your ability to collaborate effectively with auditors, tax consultants, trustees, company secretaries, bankers—and maintain strong relationships with regulatory authorities—will be essential in sustaining compliance excellence. In addition to leading statutory reporting cycles for Bursa Malaysia and Securities Commission Malaysia (SC), you will also guide your team through complex audit processes while nurturing their professional growth. * Provide comprehensive leadership and oversight for all accounting and financial reporting functions related to the Real Estate Investment Trust (REIT), ensuring accuracy and regulatory compliance.
* Serve as the primary custodian of financial integrity by maintaining robust accounting standards and implementing best practices across the organisation.
* Drive continuous improvement in financial governance, internal controls, and process optimisation to enhance operational efficiency and reduce risk.
* Lead the preparation, review, and timely delivery of compliant financial statements in accordance with MFRS/IFRS standards, REIT Guidelines, and statutory requirements.
* Oversee quarterly and annual reporting cycles to Bursa Malaysia and Securities Commission Malaysia (SC), ensuring strict adherence to deadlines and quality benchmarks.
* Direct the preparation and submission of audited financial statements, SSM filings, Borang C tax submissions, and all other statutory reports required under the Companies Act 2016.
* Ensure full compliance with REIT-specific tax structures, regulatory frameworks, and statutory obligations through effective tax planning and advisory activities.
* Collaborate closely with auditors, tax consultants, trustees, company secretaries, bankers, and regulatory authorities to uphold strong compliance standards.
* Provide senior-level review of property portfolio performance metrics such as NPI, OPEX, CAPEX, DPU computations while supporting budgeting, forecasting, and financial planning initiatives.
* Lead, coach, and develop the accounting team to foster technical excellence while acting as a strategic finance partner to internal departments and external stakeholders.


What you bring:


To excel as Finance Manager within this prominent real estate developer’s Petaling Jaya office requires substantial experience managing complex accounting functions—ideally gained within REITs or property investment environments. Your educational background should include at least a bachelor’s degree in accounting or finance; holding an advanced professional qualification like ACCA or CPA will further distinguish your candidacy. You will bring proven expertise navigating MFRS/IFRS standards alongside deep familiarity with Securities Commission guidelines specific to REITs. Your history of successfully leading statutory reporting cycles—including audits—demonstrates your reliability under pressure. Beyond technical acumen you possess outstanding interpersonal skills: your ability to communicate clearly ensures productive collaboration across diverse teams while your empathetic approach fosters trust among colleagues. You are known for your integrity when handling sensitive information or making critical judgements under tight deadlines. Experience optimising finance operations—from general ledger management through cash flow reconciliation—will enable you to drive process improvements that benefit both internal stakeholders and external partners alike.


* Bachelor’s Degree in Accounting or Finance or related discipline is required for this position.
* Professional qualification such as ACCA, CPA or ICAEW or equivalent is strongly preferred by the client.
* Minimum 7–10 years of progressive experience in accounting roles within REITs or real estate investment/property sectors is essential.
* Deep understanding of MFRS/IFRS standards as well as SC guidelines for REITs; familiarity with Companies Act 2016 is highly valued.
* Proven track record leading financial reporting cycles including statutory compliance audits within regulated environments.
* Exceptional analytical skills combined with clear communication abilities for effective stakeholder management at all levels.
* Demonstrated capacity for people leadership including coaching teams towards technical excellence within collaborative settings.
* High level of integrity coupled with sound judgement when navigating complex regulatory frameworks or tight deadlines.
* Experience managing end-to-end finance operations such as GL/AP/AR/cash management/reconciliations/system integrity is advantageous.
