What you'll do:


As Chief Financial Officer (REIT) based in Kuala Lumpur, you will be entrusted with building an agile finance function tailored for a fast-evolving property company transitioning into REIT operations. Your day-to-day responsibilities will span from partnering with executive leadership on strategic planning through to hands-on involvement in setting up systems that underpin robust governance. You will play an integral part in sourcing investments that align with organisational goals while managing capital requirements efficiently. Success in this position means not only achieving key milestones such as smooth REIT formation but also ensuring reliable reporting mechanisms are in place for all stakeholders. Your ability to communicate complex financial information clearly will help foster strong relationships across investors, regulators, trustees, and internal teams alike. Ultimately, your stewardship will lay the foundation for sustainable growth while upholding transparency and accountability throughout every stage of the REIT’s lifecycle.


* Partner closely with the CEO to develop comprehensive financial strategies, capital roadmaps, and optimal REIT structures while serving as a key voice at Board meetings.
* Establish the entire finance function from scratch by designing policies, implementing efficient processes, selecting appropriate systems, and recruiting as well as mentoring a lean yet effective team across accounting, FP&A, treasury, and tax disciplines.
* Drive the end-to-end process of REIT setup including structure formation, regulatory submissions, governance frameworks, and ongoing compliance in accordance with Malaysian laws by collaborating with advisors, trustees, and regulators.
* Source potential investment assets by evaluating opportunities rigorously; lead business case development and deal execution to build a sustainable acquisition pipeline that supports long-term growth.
* Plan and execute equity or debt funding initiatives; manage cash flow proactively while maintaining banking relationships and ensuring adherence to covenants for optimal liquidity management.
* Oversee all aspects of financial reporting including monthly closes, audits, external disclosures; implement practical internal controls and dashboards that support informed decision-making at every level.
* Communicate effectively with investors, lenders, trustees, partners, and other stakeholders by crafting clear financial narratives that foster trust and transparency.
* Lead investor relations activities by preparing presentations and reports that articulate the REIT’s performance story to both internal management and external parties such as analysts or rating agencies.
* Monitor market trends relevant to real estate investments; provide timely recommendations on portfolio adjustments or new opportunities based on thorough analysis.
* Champion continuous improvement initiatives within the finance function to ensure best practices are adopted as the REIT matures.

* Demonstrated expertise leading complex transactions such as fundraising rounds or asset acquisitions within regulated environments.
* Deep understanding of Malaysian regulatory frameworks governing REITs coupled with familiarity navigating capital markets requirements specific to this sector.
* Experience engaging directly with Securities Commission Malaysia (SC), Bursa Malaysia, trustees, valuers or rating agencies is highly desirable for seamless stakeholder management.
* Clear communicator who excels at distilling intricate financial concepts into actionable insights for diverse audiences including Boards or external partners.
* Builder’s mindset characterised by adaptability when facing ambiguity or rapid change during periods of organisational transformation.
