What you'll do:

As Senior Investments Manager based in Damansara, Petaling Jaya , you will play a central role in shaping the organisation’s investment strategy by identifying lucrative market opportunities across a broad spectrum of asset classes. Your day-to-day responsibilities will involve rigorous evaluation of potential acquisitions—reviewing up to 50 opportunities annually—and executing complex transactions from initial financial modelling through due diligence to final negotiations. You will work collaboratively with internal teams and external advisors to ensure every deal aligns with long-term business objectives. In addition to sourcing new investments, you will actively support asset management efforts by renegotiating leases and enhancing rental yields. Your expertise will also be instrumental in preparing properties for REIT injection and contributing valuable insights into strategic capital management frameworks. * Identify, evaluate, and acquire income-generating assets that align with the organisation’s recurring income targets while ensuring sustainable long-term returns.
* Source, screen, and assess market opportunities across various asset classes such as industrial properties, logistics hubs, healthcare facilities, retail spaces, and data centres.
* Analyse and review approximately 50 property investment opportunities annually to determine feasibility and alignment with strategic objectives.
* Lead the full transaction lifecycle including financial modelling, due diligence processes, valuation assessments, and structuring of acquisition or divestment deals.
* Manage negotiation of key commercial terms while coordinating closely with legal advisors, financial consultants, and technical experts to ensure successful deal closure.
* Prepare comprehensive investment proposals and recommendations for presentation to the Investment Committee and Board members.
* Support the Asset Management team in maximising asset performance through active lease management initiatives and tenant engagement strategies.
* Renegotiate tenancies to improve rental yields and enhance overall asset value by implementing creative solutions tailored to each property type.
* Provide detailed financial feasibility analyses for build-to-suit developments including automated storage warehouses (ASRS), MRO facilities, automotive showrooms, and data centres.
* Collaborate with cross-functional teams in structuring property documentation for potential REIT injection while contributing to strategic planning initiatives.
